Questions

Commercial villas for rent, answered

What does it cost on top of the rent?
Budget for 5% VAT on the rent, a security deposit (usually 5–10% of the annual rent), the agency fee (typically 5% of a year), Ejari registration, a DEWA connection and deposit, and the service charge if the landlord passes it on. We set out the full first-year figure for any office you shortlist.
Shell & core, semi-fitted or fully fitted — which should I take?
Fully fitted gets you in fastest and costs least up front. Shell & core suits a team that wants its own layout and can carry the fit-out cost and time — and it often comes with a rent-free period to cover the works. Semi-fitted sits between: ceilings, lighting and cooling done, partitions yours.
How is office rent usually paid in Dubai?
By post-dated cheques over the year — one to four is common for offices, sometimes more by negotiation. Fewer cheques can buy a better rent.
Can my licence use this office?
A free-zone licence needs an office inside that free zone; a mainland licence needs a mainland address. We check the building against your licence before you view, so you never shortlist an office you cannot register.
